Project Management for Design & Construction

We act as the real estate design & construction department for individuals and companies wishing to outsource these activities. We provide experienced and committed project leadership to manage projects from real estate acquisition through design and construction to occupancy.

Below is a summary of our menu of services, which we tailor to each project’s requirements.

 

+ Site Acquisition

Locating the right site for your project can be a complicated and time-consuming process. We can solicit and receive proposals, follow up with detailed questions, and prepare a report that includes our recommendation.

+ Design Development

We gather input from all stakeholders associated with the project and use our diverse experience and resources to put together a master schedule and budget for your project. We work with you to identify the consultants required for the project, and we issue requests for proposal. We lead and facilitate weekly meetings (either online or in person) to identify and discuss project issues and looming deadlines.

+ Occupancy Planning

We develop and maintain occupancy and setup schedule and communicate that schedule to the appropriate parties. We assist the design and operations team as necessary during move in and set-up to minimize inconvenience and achieve scheduled occupancy. We are there to help during setup and opening. We do whatever it takes.

+ Construction Loan Compliance

We can provide third party analysis of design and construction budgets and proposal and provide interval job site inspection and construction value reports.

+ Lease Negotiation & Administration

Once you have selected a site, we will work with your counsel to negotiate the business details of the lease or purchase order.

We monitor and process tenant improvement allowance payments. We Negotiate disputes with landlords on lease language interpretation, financial issues, and other matters.

+ Construction Administration

We identify the best strategy for procurement of materials and engagement of contractors. We consider the relative importance of cost and schedule, the nature of the project, and the local market conditions. After each contractor is selected, we draft and issue the agreement and negotiate on your behalf to execution. As during the design process, we lead and facilitate weekly meetings (either online or in person) to identify and discuss project issues and looming deadlines. When contractors make claims for additional cost or for schedule extensions, we review those claims, negotiate as necessary, and make recommendations to you.

+ Project Closeout

We schedule and supervise punch list inspections, and we provide regular follow up until all items have been completed/corrected. We issue regular reminders as necessary until all issues on the project are closed out. We collect the as-built, warrantee, maintenance and other project documentation from the various contractors and organize that into a comprehensive project record, which we submit to you in whatever format you request.

We have experience with a broad range of project types and locations. We understand both Tenant and Landlord perspectives and responsibilities in project development. We provide access to national landlord and tenant leasing contacts.
